The Space:

The air is calm and warm in this part of Florida year‑round, making the pool and hot tub inviting whether you’re easing into the day or winding down after a theme‑park adventure. With multiple lounges, a game room and a private movie theater, you can spread out, settle in, and make the home your own throughout your stay.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs, including a Jack‑and‑Jill layout. The sleeping mix features several king beds, rooms with two single beds, rooms with double beds, and a bedroom that includes three double beds and a baby crib.
Living spaces
Two living areas provide ample room to gather, watch TV, or simply enjoy each other’s company. A dedicated game room and a private movie theater add extra options for low‑key evenings. Central air conditioning and heating keep the indoor environment comfortable, and a washer and dryer, towels, and bed linens are supplied for convenience.
Outdoor living
Step onto the patio to find a private pool with optional heating and an adjacent hot tub, perfect for a refreshing dip or a relaxed soak under warm Florida evenings. A BBQ grill and outdoor seating create flexible spots for meals or casual conversation, while the surrounding landscaping offers a tranquil backdrop.
Kitchen & dining
The full kitchen is equipped for meals of any size, with ample counter space, appliances, and storage. Indoor and outdoor dining areas let you share meals wherever you feel most comfortable, from a casual breakfast at the kitchen island to an al fresco dinner on the patio.
Convenience & amenities
A private entrance with a smart lock and free on‑site parking simplify arrivals. High‑speed Wi‑Fi and a dedicated workspace support guests who need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa is pet‑friendly.
Neighborhood
Located within the ChampionsGate community, the villa offers easy access to a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and the major attractions of Disney and Universal Studios are just a short drive away, with major roadways nearby for effortless exploration.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
