THE APARTMENT: Surrounded by nature but with all the advantages of a village, the apartment is totally immersed in the old Tuscany atmosphere and traditions. It is located in a dominant position and enjoys magnificent views to the Tuscan hills and the sea. It has 2 lovely terraces, so private and relaxing, great for sun-bathing and al-fresco dining, 4 double bedrooms located in different areas on two floors to ensure complete independence and maximum quietness, 3 bathrooms (2 of them are ensuite and have both tub and shower), a spacious living room with fireplace, a large fully equipped kitchen / dining room. All the bedrooms and the roof terrace have breathtaking views to the Tuscan hills and the sea. The apartment has been renovated preserving all the architectural details that make the charm of ancient times, while all modern comforts have been added including WI-FI throughout the entire apartment, including the two terraces, satellite TV, washing machine, dishwasher, air conditioned in the warmest room and ceiling or stand fans in the others, being the house quite fresh due to its 50cm. thick ancient walls. Heating in winter is available.

THE HILLTOP VILLAGE is located in the world-famous area called Maremma which extends along the southern coast of Tuscany. Being on the first hill facing the sea it offers a fantastic view of the coast, the islands and the countryside. In Montiano you will find every comfort: 2 excellent restaurants, coffee shop, wine tasting, 2 little supermarkets, pharmacy, bank, soccer field, horse riding, 2 play grounds for children and, in a 20 minute drive, 3 of the best golf courses in Italy open all year. Next towns (Grosseto and Orbetello) are approx.15 minutes drive away.

THE AREA: The nearest beaches are just 12km. away, reachable in a comfortable 10 minutes traffic free drive through rural scenery. It's the renowned Argentario Coast of Maremma, the southern area of Tuscany, with its fine sand beaches and rocky bays, its fortressed village ports (Talamone, Porto Santo Stefano, Porto Ercole) where you can rent a boat, do your shopping in high class boutiques, taste the local products in 'trattorias' and wine bars, enjoy the Italian style. The fabulous Natural Park of Maremma with its long white sand beaches, cliffs and wildlife is just 14 km. away and nearby are also the Natural Park of Feniglia and the Orbetello Lagoon. From Talamone (15km. from our house) you can also go by ferry to the islands Elba, Giglio, Giannutri, Montecristo. In less than 30 mins you can reach the world-famous Saturnia hot thermal waterfalls and Spa open year long. In the vicinity of Montiano there are important archeological sites to discover (Roselle, Vetulonia, Tarquinia, etc.), enchanting historic centres to visit (Montalcino, Massa Marittima, Sovana, Capalbio, Pitigliano, Orvieto, etc.) and, of course, Wine Trails to taste the excellent wines of the area.

DAY TRIPS: It is the ideal strategic home base for fascinating day trips: half way between Rome (South) and Florence (North), both reachable in 2 hour drive or by train (the station is just 15km. away) it is close to Siena, Pisa, and all the other enchanting sites of Tuscany. The closeness to the sea has made Montiano particularly attractive from spring to autumn while in late autumn and winter it remains a wonderful place for combining cultural experiences with the charm of the Tuscan countryside.
