Calling all romantics, walkers, wanderers and design lovers

Calling all romantics, walkers, wanderers and design lovers. Come hither. This place is for you – The Boat Shed Lymington.

Chic and cool, The Boat Shed is a mini ‘Grand Designs' of a home. It packs a hefty architectural punch with its shingle cladding, log burner, multi-tasking living space, sleep space under the eaves and sunny, sheltered veranda. Unsurprisingly, The Boat Shed's owners, Alice and Henning Stummel, have appeared on Channel 4's Grand Designs with their London home, The Tin House, which was also shortlisted for RIBA House of the Year.

Whilst the area bustles with the seaside life of nautical living and small-town vibrancy this location is an oasis of calm tucked in amongst the trees. Hidden from the neighbours, this quiet and peaceful hideaway is perfect for feeling secluded whilst only being a gate away from the joys of seaside life; sea birds, tinkling boat masts and the fresh sea air.

Walk ‘not-quite-next-door' to great food and the town, walk west to the coastal path, big skies and wild beaches.

** This property is available for rent with New Forest Escapes, who are a small local holiday cottage agency. Do contact us directly for best rates and availability a year in advance **

Inside
Alice and Henning have rescued and repurposed The Boat Shed in a similar playful and minimalist style to their award winning property The Tin House. Alice says, “We live in a utilitarian style, pared-down, simple and functional. We only have what we need and find that the decluttering allows for more freedom in such a small space.”

Accordingly, space in The Boat Shed is used to a premium. A shipshape mini-kitchen is set into a wall of pale wood floor to ceiling cupboards, the table seats four, a comfy cabin-style sofa doubles as a generous queen-sized bed while the mezzanine space under the eaves very comfortably sleeps one and is snuggly for two (you could always ‘top and tail').

Walk out the garden gates straight into the Royal Lymington Yacht Club dinghy yard and you'll find yourself on the coastal path. Head east past The Mayflower pub which is excellent for food, meander through the bigger boat marinas and you'll get to the cobbled town quay with cafes and more pubs, including our personal favourite cafe, Greedo. If you head West instead, you will pass The Haven Bar and Restaurant which serves fabulous food and instagram worthy cocktails. Following this path along you'll head out of town for bigger skies, wilder walks, long beaches and the occasional cafe.

Top inland destinations are easily accessible by train or car with The New Forest only a short distance away. Consider planning an adventure on the way home to maximise your time in this glorious location. Heading into the forest by train is a great day trip when you've exhausted the coastal options or fancy a change in scenery. We suggest walking to the train station at Lymington town, taking the 9 minute train across the National Park wilds to Brockenhurst and walking to The Pig Hotel for a fancy lunch and day out walking in the forest. The Pig is well known and celebrated for its local menu, working walled gardens and country-house style.

Practicalities here: The sofa bed will not be made on arrival. We leave all the items you'll need in the cupboards and you'll have to make the bed yourselves.

Outside
While The Boat Shed is close to the bustle of the lively and picturesque market town of Lymington, it is tucked away in a secret, secluded spot – at the end of Royal Lymington Yacht Club's dinghy yard. It is reached through double gates and surrounded by a private garden with mature leafy trees hiding it from view. There's a table for two on the cabin's veranda while another table in the garden can seat up to eight if you have visitors – perfect for picnics, drinks and nibbles on summer days and warm evenings. The air is filled with the calls of seabirds and the view is full of boat masts – with the Lymington to Yarmouth ferry bumbling past in the distance.

Hometruths
The third bed is high, 4ft wide bed and above the bathroom in the eaves. There is a floor to ceiling slatted barrier on the long side. The ladder is vertical to get to it on the short side. For two adults it would very snuggly! But teens and children may be very happy here. Just please be aware that there is no barrier to stop them falling out on the short side.

The kitchen table seats 4. Should you have guests visiting, there is another table for eight outside.

Sadly there is no Wifi or TV

There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

Accessibility

The Boatshed is perched on 1.5m high stilts. There are steps with a good handrail to get onto the front balcony and and there are no steps once inside. The door is wide enough for wheelchairs but the bathroom is very small, narrow and has no specific grab rails etc for those with challenged mobility.

You can park the car within 30 metres. The track is mainly flat, but cobbled and uneven.

Lovely short break

The Boat Shed was the perfect location for a few nights away - cosy, peaceful and well-designed, with beautiful walks right from the doorstep. We highly recommend it.

Weekend away

Amazing location for sea wall walks, town centre, and breakfast baps at The Haven Bar & Restaurant. The Boat Shed is similar to a Shepherd’s Hut although larger living area but small gap to get into shower, breathe in!

Great location

The Boat Shed was very lovely - beautiful location, comfortable and well appointed. Unfortunately the peace was disturbed by the building work going on next door and directly opposite

A relaxing getaway with our little dog

We had an absolutely lovely time staying at the boatshed. We were looking for a little spot we could call home for a few days as we wandered around the New Forest. It was the perfect location and the fact that there was parking was ideal! A quick walk to pubs, restaurants and cafes made it so easy to relax. Everything we needed for our break. Thanks, we will be back! Fi

Super little cabin

We loved being walking distance to town, and just a minutes walk to The Mayflower pub. It is exactly as in the description/ photos. Cosy, simple and clean. Excellent customer contact and support. Thanks for the milk in the fridge, and welcome treats.

Lovely Stay at the Boat Shed

Quirky little cabin. Very well designed and laid out. Perfect for a short break with the dog. Had a nice meal at the Haven restaurant that's just a 5 minutes walk away in the marina. We didn't use the 3rd bed that is located above the bathroom. This requires a climb up some vertical steps (over 2m high) not suitable for elderly or youngster. Only minor criticism was that not all the outside bulbs were working.

Wanted to love it but couldn't

First the positives: location is excellent, tranquil, great for sea wall walks but not too far to the high street. Booking process was seamless. The Boat House has a lovely garden and looks cute. However... the sofa bed is comfortable neither as a sofa or a bed. Everything is slightly down at heel. The floor is not particularly clean - my socks ended up filthy. If you are a biggish person, you won't be able to get into the shower (there's a fixed screen and a small space between it and the wall). The towel had seen better days. I think this is all somewhat reflected in the price - it is one of the cheapest options in Lymington (to its credit).

Beautiful Lymington

We had a wonderful stay, perfect location in a fabulous place, Lymington really is beautiful. Accommodation is very rustic which we had planned for that, but was a little surprised to see a rusty table with no chairs outside which even if there were chairs you simply would not have been able to use it as it was just a piece of rust, would be better just to take that away than to see this as your first impression, we were not impressed by this as photos do not show this, weather was beautiful and we would have liked to have sat outside thank goodness for the little table and chairs on the veranda, we had to perch ourselves on those to have our food and drink. Security of property left a lot to be desired there was no lock ! except for a bolt at the bottom of the door. The place could be so much more it’s a fabulous idea just needs a bit of love and care, which I’m sure when first erected it would have been. Did we relax in the peace and quiet that it offered yes we did so we will be back to Lymington very soon.

The Boat Shed

We booked this for our midsummer mini holiday. We were curious and intrigued by the very concept of living in The Boat Shed. It is unbelievable what can be achieved with imagination and clever planning. Nothing was amiss! Our 8 y old loved her mansard bed, kitchenette had everything you could wish there was and sleep was very comfortable, bathroom tiny but clean and perfectly functional. And then there is terrace, garden, bbq (with coal provided!). Peace and quiet. There is lovely pub short walk from Boat Shed which back on to lively marina, outdoor seawater swimming pool short distance away. We went on a longish bike ride along sea walls stretching for miles along Solent with fantastic views over marshes and Isle of Wight just across the water. There is plenty to see in Lymington itself with busy old town and fantastic riverside pub. We didn't meet any staff. Only contact was via emails and phone, always exceptionally welcoming and helpful. It's difficult to imagine better retreat for small family.

A nice break from busy life

My partner and I stayed for 4 nights to celebrate my birthday. The property is small but has everything you need to enjoy your stay. We loved how peaceful the trip was and we felt very isolated from the rest of the world which was great and made it extra cosy. The town is a short 10-15 minute walk away and had some cute shops, however we quickly discovered there wasn’t too much to do, which is great if you want an escape but not good if you want to do lots whilst you’re away. We drove to the new forest to do lots of walk which was nice but definitely needed a car to get to any places. The downside of the trip was that there weren’t any toilet roll spare which was frustrating when we discovered this late at night and no shower gel or shower items provided so best to bring these with you, also good to note there is no microwave. We also discovered that lots of the plates and kitchen items had not been cleaned properly by the previous guests which was rather disappointing that the owner had not checked this prior to us arriving .The bed up the top is very cosy but we decided to make the pull out sofa bed which was super cosy and comfortable. All in all a great trip and would recommend for a tranquil trip away from busy life.

Lovely place!

We booked the Boat Shed many months ago for a weekend stay. We chose it because of the location and convenient access to the sailing club, where we were attending a 50th birthday party. The property inside is lovely, clean, and fit for purpose. Unfortunately before our visit I had to have surgery which limited my mobility. The lovely woman I spoke with told me that other than the four steps into the property, it was accessible. I found the pathway from the parking area to the property very inaccessible - very rugged path with bumps and cobblestones that were incredibly uneven, which was difficult to manage. Also the bathroom was incredibly small and difficult to manage. My average-sized husband even had difficulty fitting into the shower, as the entrance seemed to be meant for only those very slim. I wouldn’t recommend this location for anyone with walking issues, or for anyone not very slender trying to get into the shower! But for those without those issues, it’s a cute property in a nice location.
