The people who worked there were so friendly and the room was so clean. It was so convenient to be able to check out a bike and ride around town. I would reccomend anyone to stay here who is visiting Kona and I definitely would stay there again if on a trip there to Kona. (unless I can just move to Kona of course, however I'd still stay there anytime given the opportunity)

No one was there in the front desk. We had to wait for 15 minutes. While booking it was mentioned that there will be parking space with charge. However, we were asked to park in public parking area or to find space in Marriott’s parking. AC in the room was very noisy and outside light was coming through curtains.

They automatically charge $25 a night for parking and parking is very limited. We arrived back late one evening to find no parking space. An attendant at the front desk told us to park by curb in front. The next morning, we found a parking ticket on our vehicle( from the hotel). We received two more parking violations during our four night stay.

Hotel room and amenities are very average. Location was good with many food options nearby, shopping and beach options. Staff was helpful but hotel is old, rooms need renovation and the pool is basic. Lobby was good and parking was decent but charge $25 per night. Able to borrow bikes, pool chairs, umbrellas and towels which was nice. Overall hotel is average. Would have preferred to stay at Royal Kona Resort. It looked really nice.

Honestly such a disappointment. They nickel and dime you like crazy. You have to pay a resort fee, coffee fee, bike fee, parking fee. So many fees! I don’t even drink coffee and had no intention of using the bike!

It's obvious this hotel is under new ownership. The upgrades they've done so far look good. The location is wonderful. Walking distance to shops, restaurants and waterfront. There are a few things that will prevent us from going back. Very thin walls, we could hear all conversations in the room next to ours. Especially when in the bathrrom to the one next to us. Not a good thing. There is no luggage rack for your carryon. Having air-conditioning is great but it has a frosted window below which is situated next to the head of the bed. No option to use the black out drapes because of this setup. Morning light comes early. Also the cool air from the air-conditioner is aimed either at your head or the ceiling, which just pushes the air back down to your head. When taking a shower, if the sink or toilet is used in your room or the next room, you will get a jolt of cold water. For a lot of people, location is everything but it's not worth it if you can't get a good night sleep to enjoy the area.

I can see the concept of this hotel — trying to be more boutique-like. While they have made efforts, it’s not completely executed well. Facilities in the room is bare minimum, roughly meet your needs. There isn’t even a coffee machine in my room. For some reasons, all the towels have a dingy look, not sure if the towel color is originally grey-ish. Not many amenities offered, except for morning coffee, yoga, and pool, and they charge a $25 amenity fee per night. I found parking easy, although people have been complaining about not being able to find a parking space. The location of the hotel is really good, close to many things within a reasonable walking distance. Overall, it’s alright, not my worse hotel experience, but definitely could use a lot of improvement in the future.

Good location, bad experience

The hotel is good located, but it is very old. Air conditioning does a lot of noise, the window is not fully cover by the black out so you will have a lot of light in the morning, the pool is really cold and finally they clean the rooms only every 3 days.. I requested for extra cleaning services with no answer.

Stayed here for three nights. Compare to other resorts in same area, the price is good. But services they provide are limited. No room service for three nights. If you need clean bath towels, you have to talk to the front desk. Located right in downtown, very convenient.
