Cancellation Policy (Effective for reservations made on or after Nov 1, 2025)
$500 deposit due at booking; balance due 60 days before arrival
For reservations 21+ nights or $20,000+ → 10% deposit due at time of booking.
Cancel 60+ days before arrival → Full refund (no fees)
Cancel within 60 days → No refund
Cancellations must be in writing by the 60-day deadline
Payments become non-refundable once received
Extended stays (over 2 weeks) or bookings over $20,000:
Full payment due 90 days prior; non-refundable once paid.

Travel insurance purchased through Beach Retreats is non-refundable.
Changes to dates or property must be made outside the 60-day cancellation window.
No changes permitted once your stay has begun.
🔞 Age Requirement
We do not accept reservations from anyone under 25 years of age.
Guests under 25 must be accompanied by someone 25 or older for the duration of the stay.
📝 While most of our properties rent only from Saturday to Saturday, exceptions can be made. Please reach out to us prior to booking if you would like to arrive or depart on alternate dates, or stay for fewer than 7 nights. We would love to host you!

“You are vacationing in a residential area. Please be a good neighbor by keeping noise to a respectful level during the day and night. Excessive noise can deprive neighbors of the peaceful enjoyment of their private property.”
Violating noise ordinances may result in fines or termination of the rental agreement without refund.

This home features Silicon Travel, providing enhanced network protection. Its advanced firewall safeguards against malicious activity. Guest devices (webcams, baby monitors, etc.) can be added for temporary access and are automatically removed at departure.
