Whispering Palms Villa at North Beach Village is a bright and sunny, tastefully decorated beach style townhouse located in a quiet col de sac on Gulf Drive. It is a quick 2 minute walk to the famous white sugary sand beaches of the Gulf.

Enjoy the large sunny open deck with a peak of the Gulf off the main living area for your morning coffee. After a long day sunning at the gorgeous teal waters of the beach rinse off in the private outdoor shower and relax for awhile on the oversized private lanai surrounded by palms off the dining area and have a cocktail or watch some TV!

Quiet col de sac on Gulf Drive makes it safe for kids. Beach is steps away. Oversized heated pool surrounded by a lush tropical setting for North Beach Village residents and guests. Restaurants and shopping within walking distance. Safe for kids, bike riding and walking. Easily walk about 5 blocks to Holmes Beach Park facilities (tennis courts, basketball court, boat launch, and open play space). You have access to the entire home.
Private parking for 3 cars (one car in garage and 2 cars under open front deck) is available.

FREE Trolley service on Anna Maria Island. One of the trolley stops is located across the street to the entrance of North Beach Village on Gulf Drive. It is super convenient to travel the island from one end to the other from 6:00 AM until 10:00 PM. Go touring, pick up your groceries or go out to dinner and have a drink.

The Monkey Bus is another free island
transportation services on Anna Maria Island, Florida, and to surrounding areas (Cortez, Sarasota, Longboat Key, Bradenton.)

RULES AND POLICIES
This property participates in a Professional Linen Program. We strive to bring only the best quality experience to our guests, to do so we provide a professional linen service at this property to better enhance your enjoyment while staying here. This luxury amenity provides you high-quality linens that are in place and ready for your use upon your arrival. These high-quality linens are laundered in a commercial setting that uses only hypoallergenic, perfume & dye free soaps assuring all of our guests a comfortable stay.

We think of the little things to make your vacation special, all linens are provided i.e. sheets, bath towels, kitchen towels and pool towels, we also provide 4 rolls of toilet paper per bathroom, 2 rolls of kitchen paper towels, dishwasher detergent, laundry detergent and softener.

OUR UNIT IS NON SMOKING. Please smoke outdoors and responsibly discard all smoking debris. Evidence of smoking in the unit will result in an immediate and non-refundable $500.00 cleaning fee charged against your card.
NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 10 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 10 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
ITEMS LEFT IN UNIT: The owner will not be held responsible for any personal items left in the units. If you request us to retrieve and mail items left in the unit, you will be responsible for mailing/shipping charges plus $25.00 processing fee.
INOPERABLE EQUIPMENT: Should any mechanical failures occur during your stay, we will do our best to make prompt and thorough repairs. Unfortunately, we cannot offer refunds for inconvenience caused by inoperable equipment.
SWIMMING POOL: The pool closes daily at dusk (fall/winter season usually is about 5:30 and spring/summer is about 9:00pm). Pool is regularly cleaned, treated and maintained. Following inclement weather or high winds, pool service cannot be expected “on demand” for removal of fallen leaves or minor debris. Pool skimmers are available for your use if you need them. Pools are heated from approximately Thanksgiving to Easter only and are set no higher than 82 degrees. During colder weather, we cannot guarantee that the pool can be maintained to that degree. No refunds will be offered if the pool temperature cannot be maintained due to unusually cold weather. Under no circumstances are guests to change any settings on the pool equipment. Any repair charges resulting from a guest tampering with the pool equipment will be the responsibility of the guest.
SECURITY SYSTEM: There is an exterior security monitoring system for everyone's safety as per my insurance policy. The camera is in front and in back of house. It is only a surveillance for the perimeter of the property. It does not in any way invade in your privacy in the back or front and is only outdoors.
INTERNET SERVICE: We offer free Wifi for your convenience. Due to the numerous different providers and age and configuration of your personal computer, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and no refunds will be offered if you are unable to take advantage of this service.
LIABILITY: Tenant agrees to hold Landlord harmless from all liabilities and all costs of defense, including attorney’s fees arising out of tenant’s use or possession of the leased property, and all claims, damages and liability incurred to invitees, family or friends of Tenant.
