Our beautiful, one of a kind, round pedestal home at waters edge has amazing views, incredible dock, swimming, water fun, and the most relaxing spot you'll ever visit...all available for you.

With wrap around balconies, windows and glass doors all the way around and on the water's edge, this home has views and breezes like no other. Huge private dock with steps down to the white sand turquoise waters, two large sitting areas with thatch roof tiki's for shade with a sunset tiki bar that overhangs the beautiful water. Large island float with cup holders, tied off on mornings makes for never ending fun and relaxation.

No need to worry about the kids because these are the bone fish flats, which means besides having incredible turquoise waters with white sand bottom, it also has no drop offs, no undertow, just enough waves to enjoy the sounds and the water is only 3-4 feet deep at it's deepest as far as you can walk or swim. No mucky sand here.

Sit and read or layout on the white sand directly in front of the home when tide is low. Large kitchen, large living area, and 2 large bedrooms upstairs. 2 sleeping lofts/bedrooms downstairs with queen beds as well.

We keep it clean, always updating items, adding as we go. It is a comfortable beach house right on the water. We are all about comfort and location. The house was built around 1980 it is not bougie its like a kick a$$ lake house on the lip of the ocean.

NEW downstairs bathroom as of 6/2/2024. 3 full baths now.

This home is designed to maximize the views and breezes and it is absolutely spectacular!!! The deck beneath the house is beautifully finished with barbecue grill and furniture to relax and eat while enjoying the beautiful view and breezes. Take your family out on our THREE double kayaks or our TWO stand up paddle boards for an adventure and explore the island cays that are part of your view, or bring your fishing pole to fish in the worlds best bone fishing waters that are your front yard.

Aqua Vista is wonderfully semi secluded and quiet, with the ocean breezes through the whispering pines and waves gently crashing on the shore being all that you hear. We do have a house next door now, but they are their maybe twice a year and are very quiet.

Aqua Vista is also only 8 to 10 minutes drive to Georgetown where you can find all the restaurants, stores and activities you could want. It is 2 miles from our house to Queens Highway and then 1.7 miles to Exuma Market downtown. Take a boat tour, take a scuba/snorkel charter, do water sports, go deep sea fishing, or rent your own boat and keep it at the house on our mooring.

Eat at the wonderful local restaurants, go grocery shopping, souvenir shopping or drive the island to explore the many world class beautiful beaches.

Exuma in an hour or less direct flight from Miami or Fort Lauderdale, or a little longer flight direct from Atlanta, Charlotte and Toronto.

Car rental and taxis are available at the airport. Uber is not on the island and taxis are hit and miss, we suggest everyone rent a car. We always get our cars from Thompsons right at the airport. Roads are narrow and you will be driving on the left so just take your time and be careful.

The roads in Exuma are rough(third world Issues) and the back roads to our places has 3/4 of the way better with brand new black top. The last 1/4 mile of going slow is worth the effort.

The island runs on 2 generators and every few days the power can turn off for a short time. We have put in Solar and it seems to have fixed the problem.

This is our 2nd home and we always want our renters to communicate with us about any and all things. So please ask us anything and we will do our best to make this as memorable as we can.

Aqua Vista is relaxing, beautiful and more than just a home, it is an experience!!!

When you book you can choose to pay $89 for insurance or you have to leave a $3000 deposit that will take a few weeks to get back after you checkout. 99 percent of the people choose the insurance.

Rules

We are on a well, please don't run run run water, it will run the well dry and it will take a few days to fill back up. Rarely happens.
Not a rule, but if you don't rent a car, you can be stuck at the house for quite a while. Taxis are very slow to get out there.
Wifi, is not super strong on the island. So if you need to do a video call make sure the others in the house are not all on it at once. 3G network.

We had an amazing time staying at Aqua Vista! The home is super comfortable and the hosts are very attentive. We enjoyed the home so much that we had a bit of a hard time leaving to explore the island. That said, we did make it to the northern and southern most points of Exuma. This is a fantastic place to experience! If you are considering a trip here, you won’t regret this stay! We most definitely plan on coming back and staying at AquaVista!

What word comes to mind when staying at Aqua Vista…UNFORGETABLE! Aqua Vista has a little something for everyone…beach combing and critter hunting, sunbathing and relaxing on the dock and floating island, snorkeling, paddle boarding and kayaking for the adventurer and shallow waters calm enough that you can just stand and chill or float for as long as you’d like. The view is spectacular! We enjoyed many coffee filled sunrises on the dock and happy hour cocktails later in the day. Kitchen was well stocked for our meals in. There was never a time that we didn’t have what we needed, including the stock of spices and herbs that we helped to contribute to. We enjoyed our evenings in playing UNO and streaming movies as the WiFi connection was great! My husband was also able to keep up with work emails a bit during our down time in the early morning. We loved visiting Roy’s Lounge and the restaurants in town on our evenings out. Eric and Gina were fantastic to work with and we were grateful for the videos and detailed files we received prior to our visit. They were only a text away with any questions we had and got back to us very quickly. We used many of their recommendations for our excursions and when renting a car for the six of us. I think the other feature of the house we enjoyed was the outdoor bathroom. Not only were the outdoor showers the best, but I loved all the special decorating touches. It was so hard to leave and we can’t wait to go back!

This house is amazing! I have never in my life been in a place that’s so beautiful- you can’t beat the ocean right outside your door. The owners were wonderful and always answered any questions that we had. I would 100% recommend this house to anyone who’s thinking about visiting Exhuma.

It was just as described if not better! We had so much fun and relaxation at Aqua Vista. The only thing that I would change if I could is the access to the house. Be Prepared! I highly recommend a jeep or a vehicle with a higher profile. We had two sedans and although they worked it was difficult and slow every time we left and came back. That being said I would 100% stay again! It had everything you needed including peace and serenity. Communication with the property owner is excellent. They checked in to make sure all was going well. Answered any and ALL questions I had. Can’t speak highly enough about this place!

Amazing Family Vacation

Amazing Property

I can't recommend this property enough! We had the best trip. 7 people total - 4 adults and 3 kids (all under 9) and we had plenty of space. The kitchen was well stocked. The kayaks and paddleboards got used every day and were a nice addition. The outdoor shower was a treat! I had to work a few days while we were there and the wi-fi worked well. Eric and Gina were extremly responsive and made sure we were taken care of every step of the way. All the videos sent before the trip were really beneficial. If you are on the fence, book the trip!

Relaxing and Quiet

The property was in a great location, close enough to George Town but far enough away at the same time. We often felt as if we were on our own island. The owner does a great job explaining what to expect and ensure you are able to navigate to the property. The upstairs rooms were spacious and provided a great view of the water. While the water can be rough at times depending how the wind is blowing, it didn't stop us from doing several miles of kayaking! We really enjoyed the quietness of the property and definitely recommend an SUV to navigate the final roads to the house.We did experience one hiccup due to a mechanical issue, that the owner did his best to resolve. He was very quick with communication as he coordinated with his local property manager. Overall, good experience, the property has everything you need to enjoy your day!

This villa felt so homely and had such a lovely soul, we have never felt so comfortable in a rented villa before. The kids loved playing in the calm waters around the villa and there is a really sweet little reef close by with quite a large array of small fish for the kids to snorkel around and look at. The beach is exposed at low tide and makes a lovely seating spot, as does the decking and pier! Sunrises are spectacular from here. The 2 rooms downstairs are on the outside of the property so more suited to older children but the area is very safe so we had no worries about our kids having their own “pad”. We took the free kayaks down to the nearby blue hole and saw sting rays, turtles and masses of fish - definitely worth while on a calm day. We cooked every night in the villa - it’s very well stocked with all the essentials and a few extras. 100% recommended

Incredible view!

Property is exactly as advertised. Great view, clean rooms, every kitchen item you could need. A family group of 7 was very comfortable with the 4 bedrooms and common areas. Eric kept in contact to ensure we had everything we needed and Tony (on island) was very helpful. Even though the drive in was a little bumpy, it was very doable each day. The property was very quiet and private but only 15 minutes to restaurants and shopping. And, did I mention the view!

There were 4 adults for this stay. It was our first time at Aqua Vista and first time on the island. The house was great; very clean kitchen was well equipped and there was plenty of water toys and lots of new snorkel gear. The decks were great and the views went very n for miles from the east west and south, water, water, water.The communication was great. We will be back!

The Aqua Vista property reflects the pride and pleasure I heard in Eric’s voice every time we connected before our visit. Eric was very helpful in guiding us through some VRBO glitches and sent videos of the property. He was easy to contact and genuinely happy to provide information.The house is well stocked inside and out and we particularly enjoyed the furnishings and decor of both. We are hoping we can arrange to stay at Aqua Vista on our next visit to Exuma because of its tropical beauty and comfort.

Great Experience

Overall this property was great! Clean, well kept and stocked, had everything that we needed and plenty of space. The location on the water was beautiful. It was a little further out from things down a bumpy road, but that didn't take away from the experience overall. Tony met us and showed us to the property as well as around Georgetown to get supplies. Eric (host) was super responsive to any questions we had and very helpful. Would definitely recommend!

We didn’t have water one day, but was restored in a decent amount of time. Tony, the property manager went above and beyond for us.

The house and the location was perfection for my family. The teens loved the two bedrooms downstairs and the upstairs was perfect for my husband and daughter and I. Beautiful Home and Great Location

Aqua Vista is a wonderful house in a beautiful location in the middle of the island. The dock, water, and swimming area are just as beautiful as described. The road to the house is also just as bad as described, but it adds to the charm and adventure (and amazingly not the worst road we drove). Eric and Tony were great - very informative and quick to respond to any questions. We stayed in the beginning of October and the island was still "opening up" with many of the restaurants we wanted to try still closed - just something to keep in mind. But on the bright side there were very few other tourists.

Beautiful home and island

This place is off the beating path, exactly what we wanted . We had our own private beach area , never once saw a neighbor even though there’s a home next door. The owner has thought of literally everything you might need there . There’s a closet in the kitchen area that has EVERYTHING you can think of that you forgot to bring lol. Beautiful home and a lovely island. Can’t wait to go back.
