This newly-built (finished in 2024!) eco-friendly and energy efficient beach home presents an upscale resort-like atmosphere with views and access to the sand bar and bonefish flats, perfect for your upcoming vacation or special celebration. This luxurious space offers a coastal modern design with an open floor plan that features 16-ft cathedral ceilings and stunning views of the Caribbean from inside the home or out on the 1,100 sq ft wrap-around deck. Our home's unique angular orientation provides breathtaking coastal views where you can enjoy watching both the sunrise and sunset from the main living area. The elevation of the main floor and deck, poised 22 feet above the surf, provides a spectacular view of the crystal clear blue water. With a well-stocked kitchen and a variety of comfortable, functional indoor and outdoor living spaces, you can enjoy nature's beauty in all directions.

An abundance of glass doors and windows allows you to enjoy the vistas from the great room, dining room and kitchen, or you may choose to enjoy the views from the comfort of your own plush bed. Indulge yourself from a lounger at the beach side deck, grilling outdoors, or while sitting by the fire pit. The stargazing is out of this world in our magnificent and unpolluted dark skies. Treat your adventurous side to world class fly fishing (bone fish), a hike on a sand bar, explore a nearby cay in a kayak (included with rental), exercise your heart out with paddle boards (also included), or snorkel in a natural aquarium right off the property.

INSIDE
This property comfortably sleeps 14 guests.

1st Story:
The main floor offers an open floor plan, featuring a Great Room with a living room, dining room, a fully equipped gourmet kitchen that includes a large island with seating, and a bar area for coffee (drip and single-serve; coffee grounds and single-serve re-usable capsule provided) and a wine/beverage cooler and an ice maker.

There are 3 luxurious King en-suites with ample storage (closet, dressers, nightstands and shelves in each). Additionally, there are 2 Queen-size sleeper sofas in the great room, each with its own upgraded pillow-top memory foam mattress.

For your convenience, all bathrooms are fully-stocked with shampoo, conditioner, body wash and lotion. Laundry with a full-size washer and dryer is available for your use on the main floor. There is a Smart TV in the Great Room as well as in each en-suite with internet access and streaming services. Have a baby in your party? We offer a pack & play, changing table, high-chair, and child-friendly dinner/drink ware.

2nd Story:
The upper floor features a bonus room with bean bag seating, a reading nook, Smart TV, board games and a gaming system for the kids (or the kid in you).

The bonus room leads to a large bedroom with 4 twin beds (which can be converted into 2 King beds upon request at booking).

OUTSIDE
Enjoy views of the tranquil crystalline blue waters of southeast Great Exuma Island. The property faces the Caribbean Sea which offers shallow, calm waters and exposed sand bars at low tide, creating a natural playground that is perfect for beach hiking, exploring the surrounding cays and swimming. Our house is located in the heart of world-class bonefish flats, so bring your fly-fishing gear!

Enjoy the vistas from a wrap-around deck that offers several different sitting areas, loungers, and 2 dining tables that accommodate 16 guests.

On the ground floor, the outdoor space also includes a beautifully manicured landscape, a large 400 sq ft shaded deck complete with wicker loveseat, chairs, table and BBQ grill. There are also multiple outdoor seating areas with loungers, adirondack chairs and hammock chairs. A cozy beach-side fire pit is perfect for roasting marshmallows and enjoying the night sky.

The property is located in the desirable neighborhood of Bahama Sound 11A, just a few minutes outside of Georgetown and 25 minutes from the airport. A short drive to world-renowned beaches, tourist attractions and local spots.
