Villa with private and air conditioning near Todi. Quiet location & 100% privacy

New property available for holiday rentals starting July 2026 (online from 17 june 2026). The villa is a new construction and the works were completed in May 2026. It has been furnished in a modern style and equipped with all new appliances and mattresses. The property lies on the outskirts of the small village of Castelleone, in a hilly location with panoramic views. The location is a perfect starting point for who want to discovery Umbria. The main cultural and religious centers (Orvieto, Todi, Perugia, Assisi, Spello, Spoleto) of Umbria can be reached in about hour by car. It's a house with a fully fenced garden and private pool. The whole property is for private/exclusive use of the tenant. The swimming pool is 10 by 4 meter + romain stairs and depth is 1,50 everywhere. The pool area is equipped with parasol and sun loungers. It is suitable for 10 persons (5 bedrooms with double bed of 200x160cm and all with air conditioning) and there is a also a baby cot available, all the bedrooms have air conditioning. In the garden there is big table suitable for 10 persons to eat outdoor and a barbecue. Wi-fi internet connection available for free (90Mbis in download and 12Mbis in upload).
On the ground floor there are a large dining/living room with a dinning table for 10 persons and 2 living areas. From one you can enjoy view on the garden and countryside. There is also an open well equipped kitchen (big fridge with separate freezer, oven, microwave, dishwasher, coffee machine dolce gusto, wine cellar, gas hob with 5 fires). Next to the living area there is a toilet with washing machine. On the same floor you will find 2 bedrooms with double bed and between the rooms there is a bathroom with shower/toilet. On the first floor there are 3 double bedrooms, all with en-suite bathroom with shower/toilet. On the upper floor there is also a living room and access to a terrace with lounge set and view on the village of Castelleone.
In the village of Deruta, at 4 km from the property, there are the supermarkets and other shops available. You will find also bars and restaurants. We suggest Posta dei Donini (in San Martino in Campo), La Costiera (also pizza and fish), Locanda del Bracconiere, Enjoy (for pizza). Deruta is also known for their excellent pottery famous all over the world
