Please note onsite staffs are living in the separated building next door, Function room is only available for event holding like wedding for extra charge, if you wish to use it, please let our friendly host know, he will be able to quote and book it for you.

Please note our onsite caretaker is available upon booking in advance if you need any onsite assistance for example Firepit lighting, Animals showing and Etc.

Consumables & Amenities Policy
We provide a complimentary starter supply of essential items (such as toilet paper, trash bags, soaps, and detergents) to help you settle in comfortably for your first few days. Because this is a self-catering property, guests are responsible for purchasing any additional consumables or refills needed for the remainder of their stay.

Our lovely farm home is located in a very quiet area in Canungra and next to well known O`Reilly`s Canungra Valley Vineyards.

Just a twenty minutes drive to the Pacific Highway at Nerang and the Gold Coast. Park as many cars as you want either off street or on the property with instructions of our manager.

Thank you for choosing to book with us. Before your booking is confirmed, we kindly request that you read and agree to our house rules. Your comfort is our priority, and following these rules ensures a great experience for all guests.

Please note that Kevin or Frank our on-site caretakers, resides in a separate building and is available to assist with any questions or needs you may have regarding the maintenance of the farm and animals, also feel free to reach to us by message or calling us on phone number kindly provided on the Airbnb platform as host.

1. Wedding or Events: Rate is different if you would like to hold your wedding or events at our farm home, usually it is $2500 per night for less than 50 people attending all together.
2. Pets: If you plan to bring pets, please provide details such as breed, age, and size. Approval is required, and there is a fee of $330 max 2 pets allowed. Failure to inform us about bringing pets may result in additional cleaning fees of $150 per night.
3. Noise: To maintain a peaceful environment, we have a strict policy against loud music and antisocial behavior between 11 pm and 7 am. Please be considerate of our neighbors.
4. Aircon/Lights/Fans: Please switch off the air conditioning, lights, and fans when leaving the property.
5. Kitchen: You are welcome to use the kitchen and its supplies. We provide cooking utensils and other basics. Kindly wash all dishes and utensils before departure and empty the fridge.
6. Laundry: A washing machine and dryer are available for your use. Please clean the lint filter after each use to prevent fire hazards.
7. BBQ: Our complimentary BBQ is provided with tools and cleaning materials. Please clean it before you leave. It is connected to our gas supply, so no need to bring your own or replace gas bottles during your stay.
8. Fire Prevention: For safety reasons, no candles, fire pits, or open flames are allowed without approval and supervision from our caretakers. No charges applies for fire pit preparation and supervision, 48 hours notice in advance is required.
9. Smoke: Smoking, vaping, and e-cigarettes are strictly prohibited on the premises. Evidence of smoking may result in costs, including a minimum charge of $500+GST for professional odor removal.
10. Rubbish/Dishwasher: Dispose of all rubbish in the bins and run dishes through the dishwasher before departure. Please ensure any full bins are placed outside before Sunday night for collection. Contact our team if you need assistance.
11. Security and Privacy: Remember to lock all windows and doors when you are away from the house.
12. What we provide: We supply linen, towels, bathmats, tea towels, hand towels, shampoo, body gel, hand gel, oil, salt, pepper, coffee, tea, sugar, toilet paper, laundry powder, dish-washing liquid, dishwasher tabs, and cleaning supplies. We also offer one highchair and one cot, along with a fire extinguisher and a first-aid kit. Extra cleaning or linen changes can be arranged for a fee with 24 hours` notice. We provide starter quantities of essentials like toilet paper and etc. to ensure your initial comfort. However, additional items will need to be purchased by you throughout the duration of your stay.
13. Maintenance: Please inform us of any issues during your stay. Small repairs may take 1-2 business days, while urgent matters will be addressed promptly.
14. Number of Occupants: We allow a maximum of 11 people, including kids and babies, to stay overnight. Extra charges of $100 per person per night apply for additional guests and additional bedding can be arranged as well.
15. Tennis Court: Feel free to bring your own or we will have additional Tennis equipment for no charges.
16. Carpark: Please park all your vehicles 45 degree on both side of the side street of Colvin Road close to our property entrance, it is free for you to park on both side of the Colvin Rd.
17. Function room: Please note the function room is upon booking for extra charge.
