Security Deposit & Guest Agreement
To ensure the safety and protection of both our guests and our property, we require a $500 security deposit along with a signed rental agreement. This process is facilitated through a secure guest portal that we create individually for each guest. These measures help maintain a safe, respectful environment and provide peace of mind for everyone involved.
Security Cameras
For safety and security, external security cameras are installed in non-private areas. These cameras are not actively monitored during your stay but are in place to help ensure the security of both guests and property. Camera locations include:
Front porch/entrance
Front and back of the property, both facing the street
Side of the property
Second-floor stairwell, aimed at the stairs
Basement stairwell, aimed at the stairs
There are no cameras inside the unit or in any private areas.
Rules and Restrictions
Cozy Corners reserves the right to modify or cancel reservations if a guest appears to have engaged in fraudulent or inappropriate activity or if the reservation results from a mistake or error.
Guests may be charged for damages, rule violations, disturbances, or incidentals at the sole discretion of Cozy Corners. Charges include, but are not limited to:
Noise Violations: Noise levels exceeding 75 dB three (3) or more times will result in a fine of up to $500.
Smoking and Vaping Violations: Smoking and vaping are strictly prohibited inside the property. Detection will result in a $500 fine per occurrence.
Damages: Guests must report any damages or issues within four (4) hours of check-in. Unreported damages will be considered the guest’s responsibility.
Modifications to Check-in/Check-out: Early check-ins and late check-outs incur a $20 charge.
Pet Fees: Pets incur a fee of $25 per pet per day, not to exceed $500 total.
Unauthorized Guests: Additional overnight guests not disclosed at booking will incur a fee of $50 per guest per night.
Additional Cleaning Fees: If the property is left excessively dirty or untidy, the guest is responsible for the full cost of additional cleaning, as determined by Cozy Corners.
Lockouts: A $50 fee applies if a guest is locked out and needs property manager assistance.
Lost Key: A $50 fee will be charged if the key is not returned to the lockbox upon checkout.
Extensive Damage: If damage prevents the property from being re-rented after 5:00 PM on the checkout date, a fee of $150 per night will apply until repairs are completed. Cozy Corners will determine whether damage qualifies as extensive.
