Our Budget Studio and Standard Studio are best suited to one to two guests. If you're looking for a great rate, comfort, cleanliness and great value - Ann's Volcanic is for you!

Our single level units are all non-smoking and free parking and guests washing machine are available for guests. WiFi internet is available for guests for an additional charge and Ann offers an itinerary service and would be more than happy to assist you with directions, maps and tour bookings.

Getting There To reach Ann's Volcanic on foot from the Bus Station, walk south on Fenton Street until you reach the Malfroy Road intersection. We are located six blocks down and an approximately 20min walk. A taxi from the Bus Station will cost approximately $9.00 - $10.00.

To reach us from the airport, drive for 13 minutes on Fenton St, turn left, then take the second right into Malfroy Rd. Continue straight through the roundabout and we a located on the right hand side of the street.

From the South, follow the signs to Hamilton to the first set of lights. Turn right into Malfroy Rd and continue for 2 blocks to our property.

From the North, turn right at the roundabout and follow the sign to Rotorua. Continue past ?Skyline Skyrides? and ?Rainbow Springs?. Continue straight on Fairy Springs Rd, which becomes Old Taupo Rd to the sixth set of traffic lights. Turn left into Malfroy Rd and continue onto our property.

From the East, turn left into Fenton St, take the second right into Malfroy Rd and continue straight through the roundabout to our property.
Parking One off-street car park per room is available for guests.
Things To Do There is so much to do in Rotorua and Ann is happy to book any tours for you. The following are Ann?s personal recommendations;

-Maori concert and Hangi in a pre-European village setting.
-Maori concert and Hangi with night time Kiwi Bird and glowworm viewing.
-White water rafting trip on the Kaituna River.
-Full day eco thermal tour, experience the best volcanic scenery, visit Lady Knox Geyser, mud pools, craters, lakes and much more.

-Rotorua ? day eco thermal tour, visit Lady Knox Geyser, mud pools, Waimangu Volcanic Valley and much more.

Ann's Volcanic is located just 500m from the city, Central Mall, cafes, restaurants and Kuirau Park; 1km from Te Puia and Whakarewarewa Maori Village, Ohinemutu, Arikikapakapa Rotorua Golf Course, Springfield Golf Course, International Stadium and Waiariki Technical College and 2km from Polynesian Spa, Rotorua Museum and Art Gallery, Convention Centre, Rotorua Tourism Information Centre and Lake Rotorua. Skyline Skyrides and Luge, Rainbow Springs and Kiwi Park are also located within 5km. The nearest thermal, mud pool and geysers are only 2 minutes away by car.
